There are specific tasks that should be done before selling any property in San Francisco that will increase the probability of a short sale time or overbid situation!

The below suggestions are what I have all of my clients do before placing a property on the market. They are simple and inexpensive. Some small changes can increase curb appeal and emotional response to that first open house. Most properties are over half a million dollars and it is imperatiive you treat a transaction of this magnitude with serious consideration.

It can mean the difference of 30K to 200K more money on the table. It amazes me that even with all of the shows on television highlighting these important rules of thumb that people will sell such an important investment with such a casual disposition.

As your agent, I manage and help with some or most of the below tasks. Whomever you choose to use, your agent SHOULD suggest such ideas and if they do not, choose someone else asap.


They are

* Take all security bars off of any window
* Repaint front of house and stairs
* Cut down any and all overgrowth
* Remove grafitti in and around property, not limited to property.
* Light building up at night including inside
* Advertise in specific publications and on the internet
* Never release a listing in the MLS unless pictures are attached to them
* Have a short marketing period Stage, stage, stage
* Move your items in storage that clutter space
* Let your neighbors know what is going on and get them on your side,if you do well with value increase, they will too (pay for some    of their - curb appeal)
* Have a strategic wine and cheese showing at night for people who work 9-5pm
* Send invitations to neighbors
* Have your floors redone
* Update your bathroom vanity and sink/toliet
* Change your kitchen cabinents faces, knobs or repaint them
* Replace old unsightly light fixtures<p>Remove any debris or trash
* Powerwash the building
* Have windows professionally cleaned 3 days before first open house
* Have a parking spot leased available asap at any cost especially if you live in a tough parking area and have no parking
* Candles, soft music, fruits and greenage throughout house for warmth
* Flower boxes in front of house or on deck if applicable
* Have a termite report available for your potential buyers to read and prior to going live on market
